With more than 16,000 full-time students attending University of Toronto Scarborough Campus and Centennial College, but only 769 beds available, the neighbourhood is in dire need of housing – a recent study by leading experts Barry Lyon Consultants highlights. As UTSC continues to evolve and expand as per their 25 year growth plan, it is estimated that enrollment will continue to increase by an average of 400/year, bringing the population to over 24,000 in less than two decades.


According to figures from TREB, in 2013 the average price of real estate sold in Highland Creek was 14% higher than the GTA average, and even higher at 32% within a smaller radius of a 10 minute walking distance to the University. This highly coveted neighbourhood has seen a drastic increase in demand in harmony with the growth of the University.
